Terms & Conditions

Last updated: October 26, 2026

General

The following conditions apply to the use of our Neighbrr platform (hereinafter: "Neighbrr"). These conditions govern the relationship between you and Neighbrr, the provider of Neighbrr. You use Neighbrr. We provide you with an intermediary service, namely bringing users together, for the purpose of establishing an agreement. Neighbrr is intended for renting items (durable consumer goods; i.e. items that are used more than once) to and from each other, with a fee. For the sake of clarity, we apply a few rules here.

If you have seen an interesting listing, you can send a message to the provider via the "check availability" or a similar button on the Neighbrr platform. You then negotiate with the provider at your own expense and risk. How and whether you reach an agreement is up to you: we are not a party to this. You must make agreements yourself about the duration, price, pick up and return dates and other conditions.

How Our Agreement Works

Your journey with Neighbrr begins at www.neighbrr.com, where you'll need to register to use our services. Upon successful registration via the website, a binding agreement is established between you and Neighbrr. To use the Neighbrr platform, you must be at least 18 years of age. By registering, you confirm that you meet this requirement.

Neighbrr is committed to providing a safe and reliable platform. As part of our use of a regulated third-party payment provider, two verification steps apply to owners listing items for rent. First, upon creating a payout account, owners are redirected to our payment provider's hosted bank account verification page (via iDEAL or Bancontact); this is reviewed by our payment provider within 24 hours. As part of this bank account verification, a small, non-refundable verification payment of €0.01 may be charged by our payment provider. Second, identity verification is triggered automatically by our payment provider when a single transaction reaches €250 or when your total lifetime transaction volume reaches €1,500. When triggered, you will be redirected to our payment provider's identity verification page, which must be completed before the rental can proceed and before any payout is processed. Certain items may also be classified as higher-risk at the platform's discretion (for example, power tools, electrical equipment, or specialist gear) and may be subject to the same requirements. We also retain the right to refuse service to individuals without providing a specific reason, particularly if we suspect fraudulent activity, scams, or abuse of our platform.

Accessing and Engaging with Neighbrr

Through Neighbrr, you have the ability to rent items from, and offer your own items for rent to, individuals within your vicinity. To fully utilize the Neighbrr platform, an initial registration and account creation are necessary. As part of the registration process, we will provide you with a direct link for login purposes, or alternatively, you can establish access using a designated email address and a chosen password, which will be required for subsequent logins to Neighbrr. It is your sole responsibility to manage your account securely, including selecting a password that offers a sufficient level of protection. The confidentiality of these login credentials must be maintained by you. We shall not be held accountable for any unauthorized use of your login information, and we will presume that any access to the Neighbrr platform is genuinely undertaken by you. Should you have any reason to suspect that your account has been accessed without your authorization, it is imperative that you inform us at the earliest possible opportunity and promptly modify your login details.

We are dedicated to ensuring that the information presented on Neighbrr is as comprehensive and precise as we can reasonably achieve. Should you identify any instance of an issue, or encounter information that appears to be either incorrect or incomplete, we would be grateful if you would bring this to our attention. However, it is important to understand that we cannot accept responsibility for any loss or damage that may arise from the use of, or any deficiencies in the completeness or accuracy of, the information provided on Neighbrr.

We are the exclusive owner of all rights pertaining to the Neighbrr platform, and we grant you a non-exclusive right to utilize Neighbrr strictly in the manner for which it has been designed and intended, for the entire duration of this agreement. All rights concerning Neighbrr, including its accompanying documentation, and any subsequent modifications or expansions thereof, are and shall remain vested in us. Nothing contained within this agreement is intended to effect a transfer of any intellectual property rights whatsoever, encompassing but not limited to copyrights, database rights, domain name rights, trade name rights, know-how rights, trademark rights, design rights, neighbouring rights, and patent rights.

Account Registration and Financial Transactions

The initial step of registering with Neighbrr is generally offered at no cost to you. Upon successful registration, you gain unrestricted access to browse the various listings available on our platform and are also enabled to offer your own items for rental to other users. It's important to note that items you make available for rent may be eligible for coverage under a Neighbrr guarantee, the specifics of which are detailed in a subsequent section.

When a rental transaction occurs, Neighbrr charges a service fee on both sides of the agreement. The two sides work differently, so we set out each one plainly below rather than as a single combined rate.

  • Owner (the person renting out the item): a 15% commission, deducted from the payout. Unlike the renter's fee, there is no minimum charge on the owner's side. Neighbrr may from time to time offer a reduced or promotional commission rate; where no promotion applies, 15% is the standard rate.
  • Renter (the person renting the item): 15% of the total rental price, added on top at checkout. On rentals totalling €10 or less, where 15% would come to under €1.50, a flat minimum fee of €1.50 applies instead. This minimum only ever affects what the renter pays; it does not change the owner's commission.

For example, at the standard rate:

  • €5 rental (1 day): the renter pays €6.50 at checkout (€5 + the €1.50 minimum, since 15% of €5 is only €0.75). The owner receives €4.25 (€5 minus the 15% commission).
  • €20 rental: the renter pays €23 at checkout (€20 + 15% = €3). The owner receives €17 (€20 minus the 15% commission).
  • €100 rental: the renter pays €115 at checkout (€100 + 15% = €15). The owner receives €85 (€100 minus the 15% commission).

The renter's fee only changes on small rentals, via the €1.50 minimum described above; the owner's commission is otherwise a straight percentage of the rental price. This service fee contributes towards the provision of our services and the potential costs associated with the guarantee.

For the secure processing of financial transactions between Neighbrr users, we utilise the services of a reputable regulated third-party payment provider. All payments conducted via the Neighbrr platform are governed by the terms and conditions of our payment provider. By formally agreeing to adhere to the General Terms and Conditions of Neighbrr, you concurrently acknowledge and agree to be bound by the relevant terms and conditions established by our payment provider. It is important to be aware that our payment provider may have specific requirements regarding user identification, and by using our platform, you commit to complying with these requirements. For a more comprehensive understanding of how your data is handled in this context, we encourage you to review the privacy statement provided by our payment provider, which will be made readily accessible to you. As part of the payment and verification procedures, you may be required to submit certain identification documents to our payment provider.

Typically, financial exchanges between users are facilitated through methods seamlessly integrated within the Neighbrr platform. For users located in Belgium, this commonly includes Bancontact, as well as other secure online payment solutions. These integrated payment methods are designed to ensure swift transaction processing and provide reliable confirmation of payment status.

Upon the successful completion of a rental agreement, the rental amount (less the applicable Neighbrr service fee) is held in escrow by our payment provider for 7 calendar days following the rental's confirmed completion date, provided no dispute is open at the time. Owners can view funds pending payout at any time via the Neighbrr dashboard. Once released from escrow, funds are automatically settled to the owner's linked bank account at the end of the calendar month by our payment provider, free of charge. Owners who wish to receive their funds before the automatic month-end settlement may initiate an early withdrawal at any time through the dashboard once funds have been released from escrow. Early withdrawals are subject to a processing fee of €1.00, which will be deducted from the payout amount. To be eligible for payouts, owners must have completed the necessary identity and bank account verification through our payment provider. Our payment provider may be required by applicable legal frameworks, including Know Your Customer (KYC) regulations, to conduct identity verification checks prior to processing any payout.

Listing Requirements

When creating a listing on Neighbrr, the following information is mandatory:

  • Item category and subcategory
  • Item name
  • Daily rental price
  • At least one clear photograph of the item

An item description is strongly recommended and is required for any Neighbrr guarantee claim to be considered. Items with a daily rental price exceeding €1,000 are not eligible for listing on the platform.

By submitting a listing, you confirm that you are the owner of the item or are authorised to offer it for rent, that the information provided is accurate and complete, and that the item complies with all applicable laws and these Terms.

Care of Rented Items and Responsibility

Our platform, Neighbrr, operates without control over the information provided and stored by its users, nor do we exert influence on the manner in which rented items are utilized. Functioning as an intermediary, we therefore bear no direct responsibility for the items that are offered for rent by individual users. In the event of any damage occurring to your possessions, it is incumbent upon you to directly engage with the individual responsible for causing said damage. However, Neighbrr may, under certain circumstances, offer a form of guarantee, as detailed further below in the section titled "Guarantee," which outlines the conditions under which a claim for compensation might be considered. Subject to the limitations explicitly stated within these terms and conditions, our liability shall be strictly limited to instances of actual damage demonstrably suffered by you as a direct consequence of our failure to fulfill our specific obligations pertaining to the operation and provision of the Neighbrr platform itself.

As a user of Neighbrr, you are expected to treat the belongings of others with due care and consideration. It is essential to jointly inspect the condition of the items at the commencement and conclusion of each rental period, together with the other party involved. Clear and comprehensive communication is paramount regarding your expectations of the renter, which may include specific guidelines for usage, and explicit articulation of permissible and non-permissible uses of the rented product. It is strongly recommended that such agreements are documented, ideally within the platform's internal messaging system, to ensure a clear record of the agreed-upon terms.

You are obligated to adhere to the agreements established with your fellow Neighbrr users, such as the agreed-upon arrangements for the collection and return of rented items. Should you fail to return an item, or if it sustains damage due to negligent use, the responsibility for its repair or replacement rests entirely with you, at your own expense. Consequently, we strongly advise you to exercise sound judgment at all times and to refrain from engaging in any activities that you would not ordinarily consider prudent.

In the event that damage does occur to a rented item, it is imperative that you promptly report this incident to the owner through the platform's chat function and also notify Neighbrr directly. Failure to report such damage may result in us levying charges against you to cover the damage itself and any associated costs we may incur as a result. Similarly, if you return an item beyond the agreed-upon timeframe, you will be liable for the additional rental fees accrued, which we reserve the right to charge. In the event of a complete failure to return an item, even after the issuance of a reminder, we retain the right to charge you for the full replacement cost of the product, as well as any administrative costs we have incurred, which may include expenses related to the issuance of invoices or the potential engagement of debt collection agencies.

Renters may cancel an accepted rental at any time before the rental start date directly through the platform. The following cancellation policy applies:

  • More than 24 hours before the rental start date: The rental price will be refunded in full to the original payment method. The service fee charged to the renter is non-refundable.
  • Less than 24 hours before the rental start date: No refund will be issued. The full payment, including the rental price, is transferred to the owner. The service fee is also non-refundable.
  • After the rental start date: Cancellation is not available. If a dispute arises, renters must use the dispute resolution process available on the rental management page.

The owner is notified automatically when a renter cancels. Failure to attend a scheduled rental without cancelling through the platform, or any attempt to cancel outside the platform, does not entitle the renter to a refund. The platform's cancellation policy takes precedence over any informal arrangement made directly between users.

Neighbrr's Guarantee for Rentals

At its core, Neighbrr functions as a collaborative platform where the cornerstone is the mutual confidence shared among its users. Consequently, we consistently advise all individuals utilizing our services to establish clear and comprehensive agreements with one another prior to any rental. Notwithstanding these best efforts and intentions, unforeseen circumstances may occasionally arise. In such instances, Neighbrr may extend a form of guarantee. This potential guarantee is intended to foster a secure and worry-free environment for both those offering items for rent and those seeking to rent them, although its applicability is contingent upon specific conditions being met. The scope of this guarantee may encompass protection against instances of damage, loss, and theft, up to a maximum of €1,000 per rental, subject to eligibility requirements and Neighbrr's assessment.

Eligibility Requirements

To be considered eligible for the Neighbrr guarantee, should it be offered, you will likely need to satisfy the following prerequisites:

  • You must possess a currently active Neighbrr account that has not been terminated or deleted.
  • The rental agreement must have been established through the Neighbrr platform's integrated messaging system, and the associated payment must have been processed via the officially sanctioned Neighbrr payment gateway.
  • The specific items that are the subject of a repair or replacement claim must be accurately and fully described within either the original rental advertisement or the subsequent agreement reached with your neighbour via the Neighbrr platform. It is therefore crucial to ensure that all relevant components are explicitly named within the Neighbrr chat when finalizing the rental terms. For example, if you are renting a gaming console along with two controllers, and the initial listing only mentioned one, you must specify the inclusion of the second controller in your chat correspondence.
  • Upon the return of the rented items, a joint inspection of their condition must be conducted, and any damage discovered must be reported no later than 48 hours following the conclusion of the rental period. To report damage or open a dispute, use the Open Dispute button available on your rental management page within the Neighbrr platform, and submit the required photographic evidence and description through the form provided. You may also report the matter by email to customer@neighbrr.com, however submitting through the platform form is the primary and preferred method, as it ensures your report is formally logged and linked to the rental record.
  • If the damaged or lost item is covered by an existing insurance policy or a remaining manufacturer's guarantee, you are expected to pursue a claim through those channels as a primary course of action.

Exclusions from Coverage

The following categories of items may not be eligible for coverage under the Neighbrr guarantee:

  • Any damage, theft, or other costs associated with items that were not rented through the Neighbrr platform.
  • Items that do not fall under the classification of durable consumer goods, potentially excluding categories such as food, leftover paint, plants, and similar items (Neighbrr will provide a definitive list of eligible categories).
  • Vans, passenger vehicles, motorcycles, and all other forms of motorized transportation (unless explicitly stated otherwise by Neighbrr).
  • Real property or immovable assets.
  • Costs associated with the cleaning of clothing, unless the damage incurred is deemed significant.
  • Perishable foodstuffs.
  • Illegal substances, firearms, and other prohibited items.

The Neighbrr guarantee may also exclude the following situations:

  • Loss of potential income resulting from the damage or loss of your rented item.
  • Superficial or cosmetic damage that does not impede the primary functionality of the item. Coverage is typically limited to damage that affects the operational capabilities of the object.
  • Standard cleaning costs. While the expectation is that rented items will be returned in a reasonably clean condition, Neighbrr may not be responsible for covering cleaning expenses or the provision of a replacement item due to minor soiling.
  • Damage or theft that occurs outside the officially agreed-upon rental period as documented on the Neighbrr platform.
  • Rentals for which payment has not been processed in advance through the integrated payment methods available on the Neighbrr platform.
  • Damage that is directly attributable to intentional actions or gross negligence on the part of the renter.

In instances where damage is determined to have been caused by intentional acts or negligence, theft by the renter, and/or any other form of fraudulent or malicious activity, Neighbrr reserves the right to take appropriate action against the responsible party, including restricting or terminating their account. Neighbrr may also assist the owner in pursuing their claim (for example by providing relevant platform records or documentation), however Neighbrr does not take on any debt or financial liability on behalf of either party.

We will thoroughly assess any reported damage and subsequently inform you of our determination regarding its eligibility for the Neighbrr guarantee (if offered). In certain situations, we may require you to provide supplementary information to aid in our assessment. If your guarantee claim does not adhere to the stipulated rules, or if there are reasonable grounds to suspect fraudulent activity, Neighbrr retains the right to either deny the application of the guarantee entirely or to apply it only partially. However, if your report is submitted in good faith and fully complies with the established guidelines, you can generally anticipate that the guarantee will be honoured in most eligible cases.

Should your claim be approved under the Neighbrr guarantee following our review, any compensation will be determined by Neighbrr in its reasonable assessment of the verified loss, and will not exceed a maximum of €1,000 per rental. The guarantee is not a fixed or automatic payment, and the amount awarded may be less than the amount claimed.

Before any guarantee compensation is assessed or paid, we may require you to furnish additional documentation, such as:

  • A copy of the original purchase receipt or a bank statement clearly indicating the purchase price of the damaged or lost item, or documentation detailing the costs of repair.
  • Verification of your Neighbrr account through a secure identification process, which may involve the submission of a copy of your passport, national identity card, or driver's license. If you have previously completed this verification process, you may not be required to do so again.

Compensation under the guarantee becomes payable only once we have completed our investigation and review of the claim, including any inspection of the item and the evidence provided, and have notified you in writing of our decision and the approved amount. Following that decision, we will endeavour to process any approved compensation as promptly as possible. Submitting a claim or documentation does not entitle you to any payment.

Rules of Use

Neighbrr is a confidential environment, so it is prohibited to use Neighbrr and your account in a way that is in conflict with these terms or with applicable Belgian laws and regulations. In addition, it is expressly prohibited (regardless of whether this is lawful or not) to offer or distribute information via Neighbrr that:

  • have nothing to do with renting items (such as lending money, spreading spam and offering items for sale).
  • contain malicious content (such as malware or other harmful software).
  • infringe the rights of others or be libelous, defamatory, insulting, discriminatory or hateful.
  • contain information about or may assist in violating the rights of others (such as hacking tools or explanations of computer crime).
  • contain hyperlinks, torrents or references to (locations of) information that infringe copyrights or other intellectual property rights.
  • contain child pornography, bestiality pornography or animations thereof or are clearly intended to help others find such information.

Prohibited Items and Categories

The following items and categories are explicitly prohibited from being listed or rented on the Neighbrr platform:

  • Illegal substances, narcotics, and controlled drugs
  • Firearms, weapons, ammunition, and related accessories
  • Contraband goods and goods subject to trade sanctions or export controls
  • Counterfeit goods and any products that infringe intellectual property rights (including fake branded goods)
  • Sexual or adult-oriented products
  • Motorised vehicles, including vans, passenger cars, motorcycles, and all other forms of motorised transport (unless explicitly permitted by Neighbrr)
  • Real property, land, or immovable assets
  • Food, perishable goods, leftover paint, plants, and any other item not classified as a durable consumer good
  • Items with a daily rental price exceeding €1,000
  • Any item whose listing, rental, or use would be unlawful under applicable Belgian or EU law

Services are not permitted on the platform. Neighbrr is exclusively designed for the rental of physical durable consumer goods. The listing or offering of services of any kind — including labour, skills, or expertise — is explicitly prohibited.

Authentic branded clothing and accessories may be listed, provided they are genuine products. Counterfeit or replica branded items are prohibited.

It is also prohibited to use Neighbrr in such a way that it causes inconvenience or nuisance to other users. This includes, among other things, using your own scripts or programs or making excessive calls to Neighbrr's systems.

If we notice that you violate these terms or Belgian law, or we receive a complaint about this, we may intervene to end the violation. We may then block access to the information in question or block your access to the app.

We are at all times entitled to report any criminal offences that are found and will cooperate with authorised orders from Belgian authorities. In addition, we may provide your name, address, IP address and other identifying data to a third party who complains that you are infringing their rights or these terms and conditions, provided that the requirements for this based on Belgian law and/or case law are met.

Acceptable Conduct and Prohibited Activities on Neighbrr

The Neighbrr platform is intended as a private and secure space for its users; therefore, any utilization of Neighbrr or your associated account that contravenes these established terms and conditions or any pertinent laws and regulations currently in effect within Belgium is strictly forbidden. Furthermore, it is explicitly prohibited to offer, disseminate, or otherwise make available any form of information via the Neighbrr platform that falls into the following categories, irrespective of its potential legality:

  • Information that is not related to the core function of renting items, including but not limited to offering financial loans, distributing unsolicited commercial messages or spam, and advertising items for outright sale.
  • Content that is inherently harmful or malicious, such as software viruses, worms, Trojan horses, or any other form of detrimental software intended to disrupt or damage computer systems.
  • Material that infringes upon the legally protected rights of others, or that is libellous, defamatory, insulting, discriminatory in nature, or promotes hatred towards any group or individual.
  • Information that directly pertains to or facilitates the violation of the rights of other parties, such as the provision of hacking tools or detailed explanations of how to engage in cybercrime.
  • Content that includes hyperlinks, torrent files, or references to external locations containing information that violates copyright laws or other forms of intellectual property rights.
  • Material that depicts child pornography, bestiality pornography, or animations thereof, or that is clearly intended to assist others in locating such illicit content.

Additionally, it is strictly forbidden to utilize the Neighbrr platform in any manner that results in inconvenience or constitutes a nuisance to other individuals using the service. This encompasses, but is not limited to, the use of self-created scripts or programs that interact with the platform, or the generation of an excessive volume of requests to Neighbrr's underlying systems.

Should we become aware of any instance in which you are in breach of these terms and conditions or any applicable Belgian legal statutes, or if we receive a formal complaint regarding such behaviour, we reserve the right to take immediate action to rectify the violation. This may include the blocking of access to the specific information in question or the suspension of your access privileges to the Neighbrr application.

We maintain the unqualified right to report any detected criminal offences to the appropriate Belgian law enforcement authorities and will fully cooperate with any legally authorized directives issued by them. Furthermore, we may disclose your name, physical address, internet protocol (IP) address, and other identifying personal data to any third party who lodges a complaint asserting that you are infringing upon their rights or these terms and conditions, provided that the legal prerequisites for such disclosure under Belgian law and relevant case law are satisfied.

Data Protection and Confidentiality

In the course of our operations, we may process certain items of your personal data. When undertaking any such processing activities, we are committed to fully adhering to the stipulations outlined within the European Union's General Data Protection Regulation (GDPR), as well as all applicable laws and regulations concerning the protection of personal privacy currently in force within Belgium. Comprehensive details regarding the methods and procedures we employ for handling your personal data are available in our Privacy Policy.

Referral Programme and Community Karma

Neighbrr may make available a referral programme that allows you to invite other people to the platform using a personal invitation link, together with a "Community Karma" score and associated badges that reflect your participation in the Neighbrr community, such as completing a rental, successfully introducing new members, or listing an item.

Community Karma and any associated badges have no monetary value. They are not currency, credit, or a store of monetary value, cannot be exchanged for cash, and cannot be purchased, sold, transferred, or otherwise moved between accounts. Participation in the referral programme does not create any entitlement to payment.

Karma tied to a rental or to a partner reward redemption is awarded once the underlying transaction completes, and may be reversed if that transaction is later refunded, cancelled, or otherwise unwound, including any related referral bonus. Reversals are recorded alongside the original award in your Karma history.

From time to time we may allow you to use Community Karma within the platform or together with partner organisations we work with, for example to support a community or environmental initiative. Any such option is a discretionary feature that we may introduce, change, limit, or withdraw at any time, may be subject to availability, and may be governed by separate terms that we will make available when the option is offered. We do not guarantee that Community Karma can be used or redeemed in any particular way, or at all.

We may change, suspend, or discontinue the referral programme or the Community Karma system at any time, including adjusting how scores are calculated. Where reasonably practicable we will give advance notice of material changes.

You must not abuse these features. Prohibited conduct includes creating fake, duplicate, or automated accounts, referring yourself, inviting people who have not genuinely agreed to be contacted, and any other attempt to obtain referrals or Karma by deceptive or artificial means. Where we identify such activity we may withhold or remove Karma, reverse referral credit, and suspend or terminate the accounts involved.

Platform Accessibility, Upkeep, and Enhancements

Please acknowledge that Neighbrr, as a platform, is subject to ongoing development and may not always operate flawlessly. While we are dedicated to providing Neighbrr with the highest possible level of functionality and ensuring its accessibility to you, we cannot offer any assurances regarding its absolute performance or guarantee uninterrupted availability at all times.

Given the continuous efforts to refine and improve Neighbrr, the platform may undergo modifications or experience temporary periods of unavailability. We undertake to schedule necessary maintenance and development work during periods of anticipated low user activity whenever feasible, and we will endeavour to provide you with advance notification of such occurrences. However, it is important to understand that we shall not, under any circumstances, be held liable for any form of compensation for losses or damages incurred as a result of the temporary unavailability of the Neighbrr platform.

Periodically, we will release software updates designed to address existing bugs and enhance the overall operational efficiency of Neighbrr. These updates, when available for the mobile application, can typically be found within the relevant application distribution platforms. The successful implementation of these updates is contingent upon their availability within these app stores, over which we have no direct control. Consequently, we cannot be held responsible or liable for any issues arising from the proper execution or availability of these updates. Furthermore, we accept no responsibility for any detriment or loss resulting from software errors or malfunctions that are rectified in an update that you have chosen not to install on your device.

Should you identify any aspect of Neighbrr that you believe could be enhanced or improved, we warmly welcome your feedback and suggestions. Please feel free to share your insights with us by sending an email outlining your recommendations to customer@neighbrr.com.

Commencement and Termination of Our Agreement

The contractual relationship between you and Neighbrr commences immediately upon your successful registration on our platform and shall continue for an unspecified duration. We retain the prerogative to terminate this agreement at any point in time. Similarly, you also possess the right to terminate your participation, conditional upon the complete return of any items you have rented through the platform and the full settlement of any outstanding financial obligations.

In instances where your Neighbrr account remains inactive, with no recorded usage, for a continuous period of three months, we reserve the right to proceed with the closure of your account. Prior to such closure, we will notify you via electronic mail, and you will be afforded a designated timeframe, for example, three months, within which to request the withdrawal of any funds pending payout to your linked bank account. Following the expiration of this specified period, any uncollected funds may be subject to forfeiture in accordance with the internal policies of Neighbrr.

Upon the formal termination of this agreement, it will be necessary for us to retain certain categories of your data, such as records pertaining to transactions conducted with other users, for essential legal and administrative purposes. However, any remaining personal data will be securely deleted from our systems in strict accordance with the principles and procedures outlined in our comprehensive Privacy Policy.

Modifications and Additions to These Terms

Neighbrr retains the authority to revise or expand upon these established terms and conditions as deemed necessary. In the event of any such amendments or supplements, we commit to providing you with a notification period of no less than 30 days prior to their implementation. This advance notice is intended to afford you sufficient time to familiarize yourself with the updated regulations. Your continued access to and use of the Neighbrr platform following the stated effective date of any changes will be interpreted as your explicit acceptance of the newly modified or supplemented terms and conditions.

Should you find yourself in disagreement with any proposed alteration or addition to these terms, we kindly request that you inform us of the specific reason(s) for your objection within a period of 14 days from the date of notification. Upon receipt of your feedback, we will undertake a thorough review and reconsideration of the proposed change or addition. However, in the event that we ultimately decide to proceed with the original amendment or supplement, you will retain the option to terminate your agreement with Neighbrr.

Fraud Prevention and Platform Integrity

Neighbrr employs a combination of automated and manual measures to monitor the platform for fraud, abuse, and misuse, including account takeovers, payment abuse, false claims, and the use of multiple accounts. Neighbrr's approach operates across three layers:

  • Payment-layer monitoring: Neighbrr's payment provider applies their own fraud detection tools to all transactions processed through the platform, including monitoring for suspicious payment patterns and identity anomalies. Neighbrr's payment provider operates as a regulated payment institution and applies its own compliance obligations independently of Neighbrr.
  • Platform-layer automated checks: Neighbrr's platform applies automated account-level checks, including detection of duplicate accounts, unusual listing activity, patterns of repeated disputes, and suspicious transaction behaviour. Accounts flagged by these checks are surfaced to Neighbrr staff for review. Specific patterns monitored include, but are not limited to: account takeovers and unauthorised account access; payment abuse and manipulation of the payment system; submission of false or inflated guarantee or damage claims; use of multiple accounts by a single individual to circumvent platform rules; and patterns of activity inconsistent with genuine peer-to-peer rental use.
  • Manual review: Neighbrr staff manually review accounts flagged by automated systems, disputed transactions, and reports submitted by users. Staff may escalate cases for further investigation, restrict account access, or cooperate with competent authorities as appropriate.

Neighbrr may, at its sole discretion and without prior notice:

  • Suspend or restrict user accounts
  • Withhold or delay pending payouts
  • Cancel or reverse transactions
  • Remove listings or content
  • Terminate access to the platform

As a user of Neighbrr, you must:

  • Provide accurate and complete information at all times, including during account registration and in connection with any rental transaction or guarantee claim
  • Refrain from fictitious or misleading listings or transactions
  • Not circumvent platform service fees or conduct off-platform payments in order to avoid the protections afforded by the Neighbrr payment system
  • Promptly report suspicious activity to customer@neighbrr.com, including approaches from other users seeking off-platform payment or any phishing attempt purporting to originate from Neighbrr

Where misuse or fraud is suspected, Neighbrr may take appropriate action, including immediate account termination without prior notice, reversal or recovery of funds where permitted by applicable law, and cooperation with competent Belgian or European authorities in accordance with applicable law.

Prohibited Financial Misuse

Neighbrr may not be used for unlawful, deceptive, or abusive purposes, including but not limited to:

  • Conducting fictitious transactions or rentals that serve no genuine economic purpose
  • Misrepresenting the ownership, identity, or value of items listed or transacted on the platform
  • Attempting to disguise the origin or destination of funds through platform transactions
  • Using the platform to transfer funds between parties without a genuine underlying rental purpose
  • Structuring transactions in a manner designed to obscure the true nature of a financial arrangement

By using the platform, you represent and warrant that:

  • You act on your own behalf, or with proper and disclosed authority if acting for another party
  • Your use of the platform complies with all applicable laws and regulations in Belgium and the European Union
  • Funds used in connection with platform transactions are not derived from illegal activities

Neighbrr reserves the right to request additional information or documentation from users where reasonably necessary to investigate suspicious activity or to ensure compliance with Neighbrr's internal policies. This may include, without limitation, documentation relating to the ownership of items listed for rent or the purpose of a particular transaction. Failure to provide requested information within a reasonable timeframe may result in account suspension or the withholding of pending payouts.

Compliance and Cooperation

Neighbrr is committed to maintaining a safe and lawful platform environment.

Neighbrr works with a regulated payment provider to process all transactions on the platform. Neighbrr's payment provider may carry out identity verification and compliance checks on users as part of its own obligations as a regulated payment institution. By using Neighbrr, you acknowledge and agree to cooperate with any such checks as required by Neighbrr's payment provider. Neighbrr may share relevant information with its payment provider where necessary to facilitate these checks or to investigate suspected misuse of the payment system.

Neighbrr will respond to lawful requests from Belgian and European authorities, including law enforcement agencies, judicial bodies, and administrative authorities. Where required by applicable law or a valid legal process, Neighbrr may:
